      My parents have a lower garage in theirs too, my dad keeps his mint 93 GL there all the time, along with house crap, my motorcycles, and whatever else gets put there. I want to put a 2 story garage up out behind my house in the near future too.. Wide enough to fit 3 cars if we had to (or 2 and bikes) and then upstairs as my man cave.

          thanks for all the comments folks, as far as permit goes- i designed it myself, presented it to the county, and then the shelter portion was based off of FEMA tornado shelters, so once the county inspector saw that he was cool with approving it.. as far as cost? haven't even checked. 85 yds of concrete and ~$93 a yard, thats just concrete.. probably when its all said and done about $60-70k in everything but my labor. sorry to make you guys jeolous- YES party would be great. this is 2100 sq ft total (all stories) Still a lot to go though- electrical, plumbing, insultation, plywood on inside etc etc...

            Looks good! Not so sure about that composite beam though How did you anchor the framing to the concrete slab?

              Looks great! *wipes off drool* I wish I had a garage like that... man oh man... I'd put all of my toys in there! I've been saying for years that if I ever hit the lotto... watch out b/c I'm building a warehouse/garage!

                composite- like the A380 wing right... hahaha!!!

                ok, so that flitch style beam is for the ceiling of the wood frame garage section (not concrete floor), and is to hold the floor of the 3rd story. I have much more pics to show, but don't want to flood the site. Pm me your email and I'll forward many more pictures if you so desire. That beam goes from one end of the other of the shop and holds my 2x12's (b/c I can't get a 28 foot 2x12)..

                        That is awesome! I'm still hoping of these days I'll be able to pour the floor underneath my master bedroom. The MB hangs off the back side of the house on the daylight side of the basement and the underside forms the roof of a carport with a gravel floor. Its nice having a roof over my head when it rains and I have to work on stuff, but its a pain anytime I have to bust out the engine crane on the gravel (like dropping the engine/trans/cradle on the wife's Fiero last month!). Love your shop though, gives me inspiration to finish my work area out someday
                        No festiva for me ATM...

                          I tackled this project not knowing how to do quite a bit of the stuff. But like anything, doing research yourself, especially with the resources online in this day and age, anything is doable by the more-or-less average Joe, as long as they have done their homework on the subject at hand. also, you have no idea how much of the stuff I got on CL at a fraction of the price, and it was still in excellent if not new condition like: metal 3' doors, insulation, 12-3 wire (new), shop lights, metal plates, 2x12's (for concrete forms) just to name a few. Again, b/c this project is more of a long term thing, I had time to watch and know what I needed ahead of time.
                          Yes, there are many items that are NEW, which, then you go to Lowes with a 10% off coupon (up to $5000)

                            Really good points on the DIY aspect. I was that way with my first derailleur equipped bike when I was 14; with my cars now, and some day I hope to build (or finish) a house.

                            Before the house, some type of garage/workshop is in order and I'd like to build most of that, too. Then fill it with used building supplies as well as car parts and tools!

                                I was just asking because I didn't see any anchor/sill bolts on the concrete slab to attach to the wood framing. I'm a civil engineer and unfortunately I had to do a refresher course in seismic design principles
